Renderings by SOM revealed for 415 Madison Avenue In Midtown East, Manhattan
The 40 story office tower designed by Skidmore, Owings & Merrill will be based at 415 Madison Avenue in Midtown East, Manhattan. The new proposed commercial development will be approximately 343,100 square feet and consist of a ground floor retail pavilion as well as an open-air lobby. The below grade space will be used as a concourse for Long Island Rail Road which will connect to Grand Central Terminal and a walkway to the MNR lines. MTA states the developer of the build will need to design and construct an entrance to the below grade area from the ground floor. The open-air concourse on ground level is expected to improve air circulation and will contain seating for the public.
If the permits are not approved, the tower will be redesigned into a 36 story tall building yielding just under 300,000 feet of space. Vacation and internal demolition has already begun at the existing building. The project is expected to take around 4 years with a completion date in 2024.
