Massive Residential Project Near Coney Island’s MCU Park Breaks Ground

The first phase of development will see construction on 446 fully-affordable homes

 

Work is now underway on the massive residential development that will rise across from MCU Park, in Coney Island. A consortium of developers that’s comprised of BFC Partners, L+M Development Partners, and Taconic Investment Partners, along with city officials broke ground on the nearly 1,000-unit development earlier today.

The groundbreaking today concerns the first phase of development, which will see construction on two 16-story towers that will sit atop a seven-story podium. The buildings will have 446 apartments for the formerly homeless, very low-, low- and moderate-income New Yorkers. The base will have offices for the NYC Human Resources Administration, spread out over the first and second floors, and there are plans for retail as well. Other features include two landscaped roof decks on the eighth floor.

With this phase of development fronting on Surf Avenue (the official address for the project is 1709 Surf Avenue), the design has also taken into the account the threat from flooding and rising sea levels. All residences and mechanical equipment will be located above the ground floor. Furthermore, the buildings will have deployable flood barriers at the residential entrances, and the retail spaces will also be flood proofed.

Handel Architects are designing the first phase, and construction on this phase of development is set to wrap in 2021. The rest of the project will be developed in two phases.
